<p>In sum, despite<strong> sales volume</strong> for the time period 2008-2010 <strong>down on average 30%</strong> from the more active years of 2000-2007, inventory levels remain <strong>well below their peak and prices seem to have more than stabilized</strong>. Tighter lending has not had a dramatically dissuassive effect on the typical Hopkinton buyer. We expect prices to remain steady and demand reasonably strong for 2011.</p>

<li><strong>Median sale price</strong> was <strong>$519,500</strong> which is back to typically levels after September&#8217;s unusually high $600,000 median sale price</li>
<li>Sale price to original list price &#8220;<strong>SP:OP</strong>&#8221; was 93% reflecting the reality that sellers continue to adjust prices downward to sollicit offers.</li>
<li>Average days on market for homes that sold in October was 107 days down from the 70 days average we saw for September sales.</li>

<p>Highlights from the report include:</p>
<ul>
<li>Total number of <strong>homes sold</strong> in Hopkinton for Q3 was <strong>43</strong>. This is just slightly down from the Q2 number of 46 single-family home sales.</li>
<li><strong>Median selling price</strong> in Q3 was <strong>$635,000. </strong>Q2 saw a median of just $501,000.</li>
<li><strong>Average days on market (DOM)</strong> of sold homes in Q3 was <strong>j</strong><strong>ust 81</strong> which is down significantly from the Q2 average DOM of 131.</li>
<li>The sale price to original list price <strong>(SP:OP) </strong>was<strong> 94%</strong> down just barely from the 95% we saw in Q2.</li>

<li><strong>Average DOM (days on market)</strong> is down a bit to <strong>128 days</strong> from 136 days on average in August.</li>
<li><strong>Median sale price</strong> was <strong>$600,000 </strong>and the sale price to original list price &#8220;SP:OP&#8221; was just 90%. This is artificially low however, due to a short sale which finally sold at $169,900 after originally being listed for $299,900 last July.</li>
<li>Average days on market for homes that sold in September was just 70 days.</li>
<li>We are seeing an accumulation of inventory in the <a title="$500K-$600K Hopkinton" href="http://starrealtyhopkinton.com/listing.php?aid=BB910688&amp;id=4634&amp;twn=HPKN&amp;type=sf&amp;twn=HPKN&amp;min=500000&amp;max=600000&amp;beds=1&amp;baths=1&amp;submit.x=73&amp;submit.y=37&amp;submit=submit"><strong>$500,000-$600,000 range</strong></a> with 18 properties for sale in that segment.</li>
